Summary of the Renters’ Rights Act – What Tenants Need to Know

The Renters’ Rights Act has now received Royal Assent, meaning it has formally become law. However, none of the changes take effect yet. The Government has confirmed that the various parts of the Act will be introduced in stages, and until those official implementation dates are released, your rights and responsibilities as a tenant remain exactly the same as they are today.

 

This summary is designed to help you understand what the Act aims to deliver once it is implemented, so you know what to expect over time.

 

What the Renters’ Rights Act Will Eventually Mean for Tenants

Although the Act is not in force yet, the Government has indicated that it intends to introduce the following changes in due course:

 

1. Stronger Protections Against Unfair Evictions

The Act aims to provide tenants with better security in their homes, including clearer rules for how and when landlords can seek possession.
Important note: current eviction processes and notice periods still apply until commencement dates are announced.

 

2. Greater Clarity Over Rent Increases

Future sections of the Act are expected to regulate how and when rents can be reviewed, ensuring increases are fair and transparent.
For now, the existing rules on rent reviews remain unchanged.

 

3. Improved Standards in Lettings and Property Management

The Act seeks to raise professional standards in the sector, promoting better communication, accountability, and quality of service for tenants.
No operational changes take effect until these measures officially begin.

 

4. Stronger Rights in Relation to Repairs and Property Condition

Tenants can expect clearer routes for raising concerns about repairs, alongside reinforced expectations on landlords to maintain homes to legal standards.
Current repair obligations already apply, and no new processes are active yet.

 

Nothing Has Changed Yet

While the Renters’ Rights Act has passed the final legislative step, it is not yet active.

  • Your tenancy agreement remains unchanged
  • Current rules and processes continue
  • There are no new rights or responsibilities in place at this time

     

The Government will publish official commencement dates for each part of the Act, which may roll out gradually.
