Our Process for Letting your Property

1
Research market rent levels and market activity

We know what the market is doing in your area, so we will guide and advise you on the correct level of rent to charge according to location and current market conditions.

2
Carry out Market Appraisal

We will visit your property to give you an honest assessment of the rental value of your home.

3
Guiding you all the way

There are a range of regulations which you must, as a landlord, abide by. We will advise and guide you, and so remove any worries along the way.

4
Marketing details & promotion

We will prepare the best marketing details in order to get your property let, including superb photography to help attract the best tenants (a lot of whom are already registered on our database).

5
It's all about the promotion

Using our tried and trusted techniques, we will promote your property to the widest audience possible and will list your property to let on our own website, as well as leading property portals Rightmove and Zoopla.

6
Making Matches

We will match your property to our registered applicants who are ready to rent your property.

7
Getting your property seen

We will book and then conduct all viewings, giving you feedback as we do so.

8
Processing the Tenancy

We wil carry out credit checks, employers' references and previous landlord references as well as Right to Rent checks on all applicants, giving you peace of mind.

9
Safety First

We will ensure that all safety requirements are adhered to including gas and electrical safety certificate regulations.

10
Drawing up the documentation

We will draw up the Assured Shorthold Tenancy and all legally required documentation, keeping you, as a Landlord, compliant.

11
The Inventory

As part of the process, we will carry out a full Inventory and Schedule of Condition for the property. As part of the service to you we will update utilities with up to date meter readings.

12
Final Steps

We will prepare the Tenant account and secure cleared funds whilst also lodging the deposit with the appropriate party.
