Rental Market Update: Record Rents as Supply Tightens

The latest Rightmove Rental Trends Tracker shows that the rental market remained positive during the second quarter of 2026, with average advertised rents reaching new records and the number of homes available to rent beginning to fall again.

Outside London, the average advertised rent increased by 1.9% during the quarter to £1,397 per month. This is 2.3% higher than a year ago. London also reached a new record of £2,791 per month, following a quarterly increase of 2%. 

What is happening locally?

For landlords across Essex and Suffolk, the East of England figures show steady rather than dramatic growth.

The average advertised rent in the region is now £1,672 per month, having increased by 1.2% during the quarter and 1.5% over the last year. The average landlord yield in the East of England currently stands at 6.4%

These figures remain encouraging, but they also highlight the importance of accurate local pricing. Tenants are becoming increasingly conscious of affordability, and properties that are marketed above their realistic rental value may take longer to let.

Demand remains healthy but more balanced

National rental supply is now 1% lower than it was a year ago, the first annual fall since 2022. However, competition between tenants remains considerably lower than it was at the height of the market.

The average rental property now receives around 10 enquiries, compared with 22 during the 2022 peak. This remains above the pre-pandemic average of five enquiries per property. 

What does this mean for landlords?

The market remains positive, but landlords cannot rely on a shortage of stock alone. The properties attracting the strongest interest are those that are well maintained, professionally presented and priced correctly from the outset.
