Enhanced Rent & Legal Protection — Effective 1st June 2025

We’re pleased to announce that our trusted Rent and Legal Protection Cover has just been significantly enhanced, ensuring landlords like you are better protected than ever before.

As part of our commitment to safeguarding your investments, we have worked closely with our insurance partners to improve the scope of your cover, particularly in preparation for the upcoming Renters’ Rights Bill (RRB). These enhancements are designed to give you maximum peace of mind in an evolving legislative landscape.

What’s Changing?

The following improvements take effect from 1st June 2025:

  • Property Damage Expenses
    Cover has increased from £250 to £1,000.
  • Alternative Accommodation
    Should your property become uninhabitable, you’ll now be covered for up to 90 days at £175 per day, previously 30 days.
  • Storage for Landlords
    Increased from 30 days to 90 days at £15 per day, to help manage logistics when possession is required.

All other existing features remain robust, including:

  • 100% rent paid until vacant possession.
  • Nil excess with claims made within 45 days of arrears.
  • £100,000 legal expenses to evict a tenant for a serious breach.
  • Up to 6 weeks at 90% of rent following vacant possession.

New Features in Response to the Renters’ Rights Bill

  • First Month’s Rent Guarantee
    Immediate relief if the first month’s rent is not paid by the tenant, helping to reduce financial risk at tenancy start.
  • Section 13 Rent Increase Protection
    Coverage now includes rent loss when a tenant refuses to pay a Section 13 rent increase, ensuring you remain protected even under contested increases.
